    Breaking a 12-month lease due to construction in the building.

    I have lived in this small apartment complex for over a year now and renewed my lease in June for another 12-months. There were 2 fairly large office type spaces on the first floor of the building when I moved in and they were occupied. The owner started converting the one into 4 apartments about 5 months back and should be done in late August. A few weeks ago I found out from the lead contractor they are breaking the Doctors lease and doing the same conversion to his place as well (The Dr. just moved out two days ago).

    With the construction going on for another potential 6 plus months I just can't take the noise and inconvenience anymore. My girlfriend and I both work second shift and I'm also a full-time student that does a lot of online classes at home. The construction starts at 8 AM, M-F sometimes Saturday so we have been getting about 4-5 hrs of sleep per night for way too many nights now.

    The noise alone is just insane, it's not just some random hammering and sawing once in a while either. They have been sawing through bricks, concrete, cinder blocks (making cutouts for doors and windows). It's very loud and actually vibrates the whole building at times. They have been busting out floors, leaving equipment lying around, not cleaning up our entrance stairwell so my apartment has been filled with dust and dirt.

    Unfortunately, the extreme noise is not the only inconvenience. The water has been shut off for hours multiple times without notice (expect 1 time we were notified after I complained). We went a whole working day with no electricity. A construction worker almost slashed my girlfriends face with a piece of trim because he wasn't paying attention as well. We have also had someone try to come into our apartment without knocking or notifying us. We were just sitting on the couch reading and seen the deadbolt lock slowly turn and then the doorknob turn trying to open the door but the latch was up so they couldn't get in. Makes us very uncomfortable that if we forget to lock the top inside latch that someone could just walk in anytime.

    Altogether this has turned my great living environment into a nightmare. This place is not a rundown cheap place either I pay $1000 a month for a pretty small 1 bedroom.

    What I need advice on is how do I break this to the management company without being a jerk? or should I be a jerk? Also, when should I inform them? I know I shouldn't until we get confirmation we got the new place but should I do it right after that and give them the 2 months to find a new tenant? or wait a while longer? I'm nervous they'll say if you don't want to stay here and you're breaking the lease you have 2 weeks (or some short timeframe like that) to move out. That would be impossible for us. Could they do that?

    I live in PA and breaking a lease by Breach of Quiet enjoyment seems to be the way to go. My girlfriend and I have filed an application for a new apartment with an October 1st move-in date. We should know Friday if we got the place. That is the soonest we can get a place around the area we need to live. I feel like that is also a fair amount of time to give the management company to find a new tenant (I will not help with that either, no extra time between school and work).

    I do have multiple videos with the audio of how disruptive the noise is and with the time and date. I also have one with them starting construction on a Saturday at 7 AM when that is illegal in PA. I have screenshots of messages asking them what is going on with the water as well with no response from them.
